Stay NJ 2025 – Property Tax Relief for Eligible Seniors and Social Security Disability Recipients

New Jersey’s Stay NJ program provides property tax relief for eligible homeowners. The State has opened this year’s combined Property Tax Relief Application (Form PAS-1), which allows eligible seniors and Social Security Disability recipients to apply for Stay NJ, ANCHOR, and Senior Freeze using one streamlined application.

Who Qualifies

To qualify for Stay NJ, you must be 65 years of age or older as of December 31, 2025, or be receiving Social Security Disability benefits. You must also have owned and lived in your New Jersey home for the full 12 months of 2025 and have annual income below $500,000. The PAS-1 application also includes ANCHOR and Senior Freeze, which have lower income limits and additional eligibility requirements. Mobile homeowners are not eligible.

Benefit Amount

Stay NJ reimburses 50% of your property tax bill, up to a maximum of $13,000, with a 2025 benefit cap of $6,500**. Benefits from ANCHOR and Senior Freeze may reduce the amount of the Stay NJ benefit.

How to Apply

The PAS-1 application is now available online at propertytaxrelief.nj.gov. Treasury’s Division of Taxation is also mailing paper application booklets to eligible households. You will need the following to apply:

  • Your 2024 and 2025 NJ gross income information (from your NJ state tax return)
  • Your 2024 and 2025 property tax bills
  • Social Security number(s), date(s) of birth, and current address (for you and any co-owner/applicant)

The filing deadline for the 2025 application is November 2, 2026.

When Benefits Are Paid

Benefit payments are issued after applications are processed, according to the State’s schedule. The Division of Taxation expects to distribute the Senior Freeze portion in July 2026, ANCHOR benefits in September 2026, and Stay NJ payments in February 2027 (subject to State budget appropriations). Stay NJ benefits are paid in quarterly installments, not as a single lump-sum payment.
